Job Details

Key responsibilities:
-You will be required to carry out all works in accordance with appropriate risk assessments and safe systems of work developed in conjunction with Corporate Health and Safety and in accordance with priorities detailed by the Building services manager .
-You will work under the supervision of the Building Service Manager.
-You will be responsible for various mechanical and electrical works at a range of sites across the borough, both scheduled (i.e. –Planned Preventative Maintenance) and reactive works. You will maintain communications via telephone and other mobile devices.
-You will be required, due to the nature of your work, to complete works inside and outside, you will be exposed to all weather conditions and may at times be exposed to considerable noise and unpleasant working conditions.
-You will be required, due to the nature of your work, to undertake works that are at times physically demanding requiring awkward postures.
-You will be required to complete and record accurate details of the work you have undertaken on handheld devices and in hard copy run sheets.
-You will be required to work with Information Communication Technology (ICT) systems such as Concherto in order to receive, monitor and sign off maintenance tasks.
-Your work will require you to work alone in accordance with the ‘Lone Working’ procedure with minimum supervision and in a team as directed by the M&E Manager.
-You will need to be capable of effectively prioritising works in order to respond to deadlines involving frequently changing circumstances and conflicting priorities including emergency situations and where necessary re-specify to an approved value or as directed by Managers.
-You will be required to help maintain contacts and relationships with our internal clients to ensure we retain excellent customer care standards by receiving and appropriately actioning any enquiries, providing some advice that meets the service needs. You will be able to listen to client officers and be able to select and provide advice regarding repair, maintenance and installation works in accordance with legislative requirements.
-You will provide appropriate job numbers, site address and buyer ID’s when purchasing materials from council suppliers.
-You will wear and maintain appropriate Personal Protective Equipment and work wear issued in line with the findings of the appropriate risk assessments and safe systems of work.
-You will have use of a van during work hours, for which you will need to pass a Council driving test.
-You will attend all designated training courses and tool box talks as directed by the Building Services manager to ensure you maintain your existing and develop new skills. You will be required to undertake training on the operation and maintenance of plant and equipment as necessary.
-You will be responsible for participating in the delivery of the M&E department’s Service Level Agreements and associated objectives, attending appropriate meetings as required.
-You will, at designated times, be responsible for providing on-call out-of-hours support for the sites within your remit. This responsibility will be shared with other members of the M&E team on a rota basis. If necessary, you must be able to attend site within one hour of receiving a call.
-You will undertake any other duties commensurate to the grade of the post or as directed by the M&E Manager.

You will be trained and qualified to drive a forklift truck / MUPE or other vehicle needed in line with the Building Operation Manager

Primary Job Function:
The main duties of this role are to carry out day to day repairs, improvements, programmed and reactive maintenance as directed by the M&E Service Manager, ensuring a high level of productivity and working within timescales and to targets. All works are to be carried out in accordance with legislative requirements, council policies and procedures and industry best practice as appropriate. The role will involve undertaking both mechanical and electrical works as necessary. This role will involve out-of-hours on-call support, to be shared with colleagues on a rota basis.
