Job Details

Purpose of the role:

You must be carrying out full property surveys specifically in relation to condensation & damp diagnosis and remedial action. You will need to have reasonable scientific knowledge on the different types of mould and its likely cause & affect to residents.

Duties:

  • Demonstrate specific expertise in building structures, including how they contribute to issues like damp or condensation.
  • Accurately diagnose building faults and determine the root causes of damp and mould issues.
  • Specify required remedial actions to address these issues effectively.
  • Use specialist diagnostic equipment to assess and monitor damp and condensation issues.
  • Undertake seasonal monitoring to ensure ongoing accuracy in the identification of problems and trends.
  • Maintain a compassionate and empathetic approach when working with tenants, understanding how property conditions affect their living experience.
  • Address tenant concerns with a considerate approach while conducting surveys and inspections.
  • Produce detailed drawings, floor plans, and specifications to guide remedial work and improvement projects.
  • Ensure all proposed works are suitable and consider the impact on other components of the property/building.
  • Manage the procurement process, including obtaining competitive pricing and using appropriate tendering and contract procedures.
  • Order and oversee works, ensuring compliance with Council Health & Safety standards and other statutory regulations.
  • Supervise the completion of works, ensuring quality control, adherence to timelines, and compliance with health and safety standards.
  • Carry out post-inspections to confirm the satisfactory completion of works, and resolve any outstanding issues.
  • Authorise payments for completed works, manage invoice queries, and ensure proper financial processes are followed.
  • Work cross-functionally with different services, departments, and external resources to ensure best value for clients.
  • Liaise with external contractors, ensuring they meet performance standards through PFI (Private Finance Initiative) contract partnerships.
  • Respond to complaints, compliments, and requests for information from tenants and other stakeholders.
  • Use feedback to inform service reviews and drive continuous improvement initiatives.
