Job Description – Building Surveyor (Building Services)

Purpose of the Role

To support the Building Services Team in delivering responsive repairs, planned maintenance, and capital works across council properties. The role involves managing building projects from initial inspection through to completion, ensuring works are delivered safely, on time, and within budget.

Key Responsibilities

  • Carry out building inspections, condition surveys, and defect diagnosis across council properties
  • Manage and oversee responsive repairs, planned maintenance, and refurbishment works
  • Prepare specifications, drawings, and tender documentation for construction projects
  • Act as Contract Administrator under JCT or similar contracts
  • Manage contractors, monitor on-site works, and ensure quality and compliance
  • Control project costs, validate accounts, and support budget management
  • Ensure compliance with CDM Regulations, H&S legislation, and building standards
  • Liaise with internal teams, schools, and external stakeholders to deliver works effectively
  • Contribute to long-term maintenance planning and asset condition reporting
  • Ensure all works meet accessibility, sustainability, and energy efficiency standards

Key Requirements

  • Experience in building surveying, property maintenance, or construction project delivery
  • Knowledge of building regulations, CDM, and health & safety requirements
  • Ability to manage multiple projects and contractors simultaneously
  • Strong communication, reporting, and problem-solving skills
  • Competence in producing technical reports and specifications
  • Understanding of cost control and procurement processes
  • Ability to work independently and make informed technical decisions
