Job Title: Clerk of Works
Department: Housing – Repairs & Maintenance / Planned Maintenance
Reports to: Design and Delivery Manager
Purpose of the Role
To provide professional oversight of major housing repair and refurbishment projects, ensuring that work meets quality, safety, and contractual standards, and to support the Planned Maintenance Team in reviewing and improving project delivery.
Key Responsibilities
- Conduct site inspections of social housing properties to assess quality, safety, and future maintenance needs.
- Monitor contractors’ work to ensure compliance with contracts, council procedures, and legislation.
- Produce reports on project performance, risks, and recommendations for improvement.
- Support cost management, service charge calculations, and preparation for leaseholder inquiries or tribunals.
- Collaborate with internal teams, contractors, and residents to resolve issues and maintain high-quality service delivery.
- Sign off completed works, ensuring accuracy and compliance before contractor payments.
Skills & Experience
- Knowledge of building regulations, housing maintenance, refurbishment, and contract management.
- Experience in site inspections, quality control, and report writing.
- Strong communication and stakeholder management skills.
- Professional membership (IOSH, ICWCI, CABE, or equivalent) preferred.
Working Conditions
- Site-based role, may require evening or weekend work for inspections or urgent issues.
- Use of personal protective equipment (PPE) required on site.
