Job Title: Disrepair / Repairs Surveyor (Voids & Tenanted Properties)
Location: Housing Operations, Blackley, Manchester, M9 6NZ
Reporting to: Senior Surveyor / Property Services Manager
Job Purpose
To carry out property inspections across a portfolio of social housing, including both tenanted and void properties, diagnosing defects and producing detailed schedules of works. The role is responsible for managing repairs, ensuring compliance with legal and disrepair obligations, and delivering high-quality maintenance services in line with organisational standards.
Key Responsibilities
- Conduct inspections of tenanted and void properties to identify defects, disrepair, and maintenance requirements
- Prepare detailed schedules of works using Schedule of Rates (SORs)
- Diagnose building faults including damp, structural issues, and general wear and tear
- Issue repair works to contractors and monitor progress through to completion
- Ensure all works are delivered to required quality, cost, and time standards
- Manage disrepair cases, including supporting legal processes and ensuring compliance with housing legislation
- Liaise with residents, providing clear communication and managing expectations during repair works
- Work collaboratively with contractors, colleagues, and stakeholders to ensure effective service delivery
- Carry out post-inspections to ensure works have been completed satisfactorily
- Maintain accurate records, reports, and documentation of inspections and works
- Ensure compliance with health & safety regulations and organisational policies
Key Skills & Experience
- Proven experience in social housing surveying, including both tenanted and void properties
- Strong knowledge of construction methods, building pathology, and maintenance practices
- Experience preparing and managing schedules of works using SORs
- Understanding of housing disrepair legislation and legal processes
- Ability to manage multiple workloads and prioritise effectively
- Strong communication and interpersonal skills, particularly when dealing with residents
- Experience working with contractors and managing external suppliers
Qualifications
- Relevant qualification in Building Surveying, Construction, or similar (HNC/HND/Degree or equivalent experience)
- Professional membership (e.g. RICS or CIOB) – desirable but not essential
Other Requirements
- Full UK driving licence and access to a vehicle
- Willingness to travel across the housing portfolio
- Ability to work both independently and as part of a team
