Job Purpose

The Estates Surveyor will be responsible for the effective management of a diverse property portfolio, delivering comprehensive landlord and tenant services in accordance with relevant legislation, including the Landlord and Tenant Act.

The post holder will ensure properties are efficiently managed, financially optimised, and legally compliant, while supporting strategic asset decisions through valuations, service charge management, and property analysis.

The role involves maintaining strong tenant relationships, coordinating property maintenance, supporting financial processes, and contributing to the overall performance and sustainability of the property portfolio.

The post holder will work closely with internal teams, legal services, contractors, and external stakeholders to ensure the effective delivery of property management services.

Key Responsibilities

Landlord & Tenant Management

  • Deliver a full range of landlord and tenant services in accordance with the Landlord and Tenant Act
  • Act as primary contact for tenant queries and maintain effective landlord-tenant relationships
  • Manage lease-related matters including rent reviews, renewals, and general tenancy issues
  • Support property viewings and occupier engagement where required

Property Management & Maintenance

  • Oversee and coordinate property repairs and maintenance across the portfolio
  • Ensure properties are maintained in a safe, compliant, and functional condition
  • Contribute to the management of health and safety compliance across all assets
  • Undertake regular property inspections and report on condition and risks

Valuation & Asset Management

  • Undertake property valuations to support operational and strategic asset decisions
  • Provide professional advice on asset performance, including options for retention, disposal, or enhancement
  • Support long-term asset planning and contribute to portfolio optimisation decisions

Service Charges & Financial Management

  • Manage and monitor service charge processes, ensuring accuracy and transparency
  • Assist with budget management, including monitoring expenditure and income performance
  • Support financial reporting, particularly during year-end processes
  • Contribute to the financial performance of the property portfolio

Legal & Professional Advice

  • Instruct and liaise with legal teams on property matters including leases and disputes
  • Ensure compliance with relevant property legislation and regulatory requirements
  • Provide professional property advice to internal stakeholders

Stakeholder Engagement

  • Maintain strong working relationships with tenants and occupiers
  • Liaise with contractors, consultants, and service providers
  • Work collaboratively with internal departments to deliver property objectives

Qualifications & Skills

Essential

  • RICS qualified (Royal Institution of Chartered Surveyors)
  • Strong knowledge of Landlord and Tenant legislation
  • Experience in property management or estates surveying
  • Ability to manage property-related financial and service charge processes
  • Experience undertaking property inspections and dealing with occupiers

Desirable

  • Registered Valuer status
  • Experience managing health and safety compliance within property portfolios
  • Experience working in public sector or mixed-use property environments

Working Arrangements

  • Hybrid working arrangement (approximately 1 day per week in the office)
  • Regular travel to properties across the portfolio
