Work Pattern: Mon – Fri 8am – 4pm
PAYE Pay Rate: £16.23 – £18.35 per hour
Main Purpose of the Role
To carry out property inspections, diagnose faults and undertake repairs, installations and maintenance across council-owned housing stock and associated buildings. The role requires a qualified tradesperson with additional skills across other trades to deliver a high-quality, efficient and customer-focused repairs service while ensuring compliance with health and safety regulations.
Typical Day Overview

Inspect properties and diagnose faults, determining the repairs required and estimating materials and completion times.

Carry out repairs, installations and maintenance using core trade skills and additional skills across other trades.

Make properties safe through temporary repairs where a full repair cannot be completed immediately.

Arrange appointments with tenants and explain the work required, expected duration and any disruption.

Coordinate with other trades and specialist contractors to ensure repairs are completed effectively.

Keep tenants and managers updated on progress and report any issues affecting completion.

Maintain tools, equipment, vehicle checks and stock levels to ensure materials are available.

Complete work records and administrative tasks using the technology and systems provided.

Follow health and safety procedures, including safe handling of materials and chemicals.

Participate in out-of-hours call-out rotas and respond to emergency repairs when required.

Multi-Trade Skills: Undertake tasks across different trades beyond the candidate’s core trade where competent.

Property Inspections & Fault Diagnosis: Identify defects, assess repair requirements and determine appropriate solutions.

Health & Safety Compliance: Follow safe working practices, including COSHH, asbestos awareness, fire safety and working-at-height procedures.

Customer Service: Communicate professionally with tenants, respecting their homes, privacy and dignity.

Workload Management: Organise work independently, meet deadlines and use time and materials efficiently.

Trade Coordination: Work collaboratively with colleagues and specialist contractors.

Materials & Stock Management: Maintain supplies, source alternative materials where necessary and keep tools and equipment secure.

Emergency Repairs: Carry out temporary make-safe repairs and participate in out-of-hours call-outs as required.

Record Keeping & IT Skills: Maintain accurate work records and use Microsoft Word, Excel and Outlook.

Vehicle Safety: Drive a company vehicle safely and complete daily vehicle maintenance checks.

Continuous Professional Development: Keep trade skills, materials knowledge and regulatory awareness up to date.
Essential Qualifications and Requirements

Trade Qualification: City & Guilds or NVQ qualification in a relevant trade.

Driving Licence: Full, clean and valid driving licence.

Multi-Trade Experience: Experience undertaking tasks across trades outside the candidate’s core trade.

Customer Service: Experience in a customer-facing role.

Communication: Good communication and interpersonal skills.

Health & Safety: Knowledge of safe working practices and relevant safety requirements.

Service Delivery: Commitment to providing a high-quality, value-for-money repairs service.

Time Management: Ability to meet deadlines and organise workloads effectively.

Physical Fitness: Able to undertake lifting, walking and work in adverse weather conditions, with potential exposure to chemicals, odours, dirt and dust.
