Senior Building Surveyor / Building Contract Manager – Major Works & Building Safety
Rate: Up to £550 per day
Working Arrangement: 4–5 days per week in office

Role Overview
We are seeking an experienced Senior Building Surveyor / Building Contract Manager to join the Assets Team, supporting the delivery of complex building remediation and major capital works programmes across a residential housing portfolio.
This is a key role within a specialist Assets function responsible for investigating, managing and delivering latent defect and remediation projects, with a strong focus on building safety, fire compliance, external wall defects and major refurbishment works.
The successful candidate will use their technical building surveying expertise and project management experience to oversee projects from initial investigation through to completion, ensuring works are delivered safely, compliantly, on time and to a high standard.
Key Responsibilities
- Manage and deliver complex latent defect and remediation projects across residential housing assets.
- Lead projects involving external wall defects, cladding remediation and fire safety improvement works.
- Oversee projects through all stages, from investigation and design through to completion and handover.
- Manage contractors, consultants and internal stakeholders to ensure successful project delivery.
- Monitor contractor performance, programme progress, quality standards, costs and compliance.
- Provide technical advice relating to building fabric, defects, construction methods and remedial solutions.
- Administer construction contracts, including experience with JCT contracts.
- Ensure projects comply with relevant legislation including:
- Building Safety Act
- Fire Safety Act
- Building Regulations (particularly Part B – Fire Safety)
- CDM Regulations
- Act as the client representative under CDM Regulations.
- Maintain accurate project records and support the management of the Golden Thread of information using Building Information Modelling (BIM) technology.
- Review technical reports, surveys, specifications and contractor proposals.
- Support resident engagement throughout major works programmes, providing clear updates and attending occasional evening/out-of-hours meetings when required.
Essential Experience & Skills
The ideal candidate will have:
- Significant experience working as a Building Surveyor, Senior Building Surveyor, Building Contract Manager or Capital Works Surveyor.
- Proven experience delivering major works, remediation or refurbishment projects.
- Strong technical knowledge of building defects, external wall systems and cladding.
- Experience managing fire safety improvement and remediation programmes.
- Knowledge of Building Regulations and fire safety compliance.
- Experience managing contractors, consultants and construction projects.
- Strong project management and contract administration experience.
- Experience working within housing, social housing, local authority or public sector environments.
- Understanding of CDM Regulations and client-side project management responsibilities.
Desirable Qualifications
Ideally candidates will hold:
- Degree or equivalent qualification in:
- Building Surveying
- Construction Management
- Building Engineering
- Related construction discipline
- Chartered membership of:
- RICS
- CIOB
- Or equivalent professional body
Candidates with substantial relevant experience will also be considered.
