Job Title: Stock Condition Surveyor

Department: Housing / Property Services

Reports to: Asset Manager / Senior Surveyor

Purpose of the Role

To carry out inspections of council housing stock to assess condition, identify defects, and support the planning of maintenance and investment programmes.

Key Responsibilities

  • Conduct condition surveys of residential properties (internal and external)
  • Record data on building elements (e.g. roofs, kitchens, bathrooms, heating systems)
  • Identify defects, health & safety risks, and required remedial works
  • Update asset management systems with accurate survey data
  • Support planned maintenance programmes and capital investment planning
  • Liaise with tenants and contractors during inspections where required
  • Ensure compliance with relevant housing standards and regulations

Skills & Experience

  • Experience in property or building surveying (ideally housing/public sector)
  • Knowledge of building construction, defects, and maintenance
  • Familiarity with housing standards (e.g. HHSRS, Decent Homes)
  • Good IT and data recording skills
  • Strong communication and organisational abilities

Qualifications (Desirable)

  • Degree or HNC/HND in Building Surveying or related field
  • Membership or working towards membership of RICS/CIOB

Other Requirements

  • Full UK driving licence
  • Ability to travel across the local area
