Job Title: Building Surveyor (Responsive Repairs)

Location: Floor Ground floor, Unit 3 – Middlefields Industrial Estate, NE34 0NT
Department: Property Services / Repairs & Maintenance
Reports to: Senior Surveyor / Repairs Manager

Role Purpose

To deliver a high-quality building surveying service within the responsive repairs team by diagnosing property defects, specifying appropriate remedial works, and ensuring repairs are carried out efficiently in line with company policies and customer expectations.

Key Responsibilities

  • Carry out property inspections to identify building defects, maintenance issues, and repair requirements
  • Diagnose causes of defects (e.g. damp, structural faults, leaks) and determine appropriate solutions
  • Produce detailed work specifications and schedules (“work packages”) for contractors
  • Manage and monitor repair works from initial report through to completion
  • Ensure all works are completed in line with Repairs & Maintenance (R&M) policies and relevant regulations
  • Prioritise repairs based on urgency, risk, and customer needs
  • Liaise with contractors, suppliers, and internal teams to coordinate works
  • Conduct post-inspections to ensure quality and compliance of completed repairs
  • Maintain accurate records, reports, and documentation of surveys and works
  • Provide clear and timely updates to customers throughout the repair process
  • Handle customer queries and complaints professionally and effectively

Key Skills & Experience

  • Experience in building surveying, property maintenance, or a similar role
  • Strong knowledge of building construction, defects, and repair techniques
  • Ability to diagnose issues and recommend practical solutions
  • Good understanding of health & safety and housing regulations
  • Excellent communication and customer service skills
  • Strong organisational and time management abilities
  • Ability to manage multiple cases and meet deadlines

Qualifications (Desirable/Essential)

  • Degree or HNC/HND in Building Surveying or related field (desirable)
  • Membership of a professional body such as RICS or CIOB (desirable)
  • Full UK driving licence (essential)
